Q1. What is the most favourite part of your job?

I love helping people and guiding them through the house buying process. I genuinely get so excited every time I get the news that a house purchase has completed!

Q2. What makes you stand out from other mortgage adviser?

I always explain things in a way that is clear and easy to understand. I spend as much time with people as they like, to make sure that they fully understand everything. Buying a house is a big deal! I also offer advice on life cover, critical illness cover and income protection.

Q3. How do you help your clients?

I help clients make informed decisions when they are taking on probably the biggest financial commitment of their life. It’s important to get it right! I also help people who already have mortgages to ensure their current arrangement is still the best option, or if there are better deals that they can take advantage of to save money. In addition, I can help people who want to raise money against their home to fund things, such as a house extension or a deposit for another property.

Q4. Is it true that self-employed people need 3 years of accounts?

No, not at all! I help a lot of self-employed people who have been trading for less than 3 years.

Q5. Can you help people who are looking to buy in the future but need some help to plan?

Yes! Not everyone I help is in a position to buy a house straight away, but they find that having a solid plan in place helps them achieve their dream to buy a home in the future. I also help people who may have been refused a mortgage with their bank.

Q6. Do you offer advice on investment properties?

Yes I can help with Buy to Let Mortgages (including Houses in Multiple Occupation) and Holiday Let Mortgages.

Why use a mortgage broker?

A mortgage broker must recommend mortgages that are most relevant to your requirements and they must be qualified to give mortgage advice to you. They will also be able to access mortgage deals not available directly to the public and will have an intimate knowledge of which lenders are most likely to accept your mortgage application. Mortgage brokers remove a lot of the paperwork and hassle of getting a mortgage and if you find at a later date that the advice you have received is not correct, you may be able to claim against them. You’re protected if the mortgage advice was incorrect. When you receive mortgage advice, your mortgage broker has a duty of care to you. They must recommend a suitable mortgage and be able to justify why the mortgage they have chosen is right for you. If their advice is not up to scratch, you can complain and be compensated.

We're in a very unique and challenging situation that means it would have been impossible for us to find a mortgage on our own. I am a Contractor working in Financial Services, due to the recent Pandemic we have been placed on 3 month contracts which limits the amount of lenders that will consider us. On top of this my Husband is a stay at home parent and so we were looking for a mortgage on just one income (and one that I guess lenders don't see as secure as someone in permanent employment). If that wasn't enough, I unfortunately also have adverse credit from an issue in the past. To add the cherry on top, we are purchasing the property from family who are gifting us some of our deposit as equity in the house, which again, adds complexity when picking a lender.
Given all the things mentioned above, we really were looking for a needle in a haystack. My Husband and I had spoken with specialist brokers in the past that dealt with Bad Credit and Contractor mortgages who charges in excess of £750 to secure a mortgage and even they wouldn't touch us with our situation. I spoke with Annabelle and she knew what our situation was when she said she would be willing to help and at least see if there was anything she could do. I was grateful that she was willing to try and help us but secretly I had no confidence that we would secure a mortgage. Annabelle spent time talking through all the different options and different lenders with us. We discussed terms and affordability and eventually Annabelle found a deal with a high street lender that she thought we could proceed with. For me it looked too good to be true, but we put our trust in the expert and she went forward and put in the Agreement in Principle which was a success and accepted! We went on to full application and that was successful to and now we are nearing the end of the journey and just waiting for our Solicitors to wrap the last few bits up before completing in the next week.
